Foxspur is run by a single revenue manager. The operator behind the work has spent roughly twenty years inside the hotel revenue-management discipline — pricing calendars, channel-mix planning, length-of-stay controls, demand audits, and weekly owner reporting for mid-scale hotel portfolios.

The transition to short-term rentals was direct, not a pivot. The same pricing discipline, the same channel-mix decisions, and the same owner-reporting cadence weren't being applied to the single-property and small-portfolio STRs in this region. The operators running those properties were operations-focused, not revenue managers. Foxspur is the carry-over of one professional practice into a market that needed it: a small, profitable slice of Middle Tennessee.

Foxspur operates exclusively in Middle Tennessee — Nashville and its surrounding counties. This is not a limitation; it is the entire business argument.

Revenue management at the level a 1–4 unit STR can afford lives or dies on region-specific demand visibility. A regional operator knows how Broadway's calendar shifts against a Titans home game, how the CMA Festival week compresses length-of-stay, and when a slow week is local rather than platform-wide. That intelligence is not transferable from a national SPV running thousands of units — and pretending otherwise produces generic pricing that loses to a competent local setter.

The region focus is also a response guarantee. When a host flags a rate concern or a channel blockage, the person responding knows the market, knows the seasonality, and can be on a call the same week. A national operation routes the message; a regional operator picks up.

Fee structure

Foxspur charges a single flat monthly fee per property. The bookings you already book and the upside we recover from better pricing, sharper listings, and smarter channel distribution all stay in your account.

Percentage co-hosts work on the opposite alignment. When your revenue rises, their fee rises — they earn more from the upside they helped you recover. When revenue dips, their fee shrinks exactly when your cash position is tightest. Their incentive tracks the month you're having, not the work they're doing.

The flat fee replaces that alignment with a predictable line item. Foxspur's monthly cost is the same in a strong month and a slow one, so the only variable that moves on your end is revenue. That is the alignment a serious business owner wants from a revenue partner — and the reason the flat-fee structure is the only structure we offer.

Foxspur runs the revenue side on a weekly cadence. The three moving parts are the same levers a 200-key hotel revenue manager moves — sized to a 1–4 unit STR portfolio.

Dynamic pricing

A demand calendar built against Middle Tennessee seasonality, a competitor set that genuinely competes with your unit, and price ceilings and floors tied to your cost base. Daily moves when pace warrants, weekly cadence when it doesn't.

Listing quality

Headline, photo order, amenities copy, and the cut. Nashville guests book a feeling first; the listing is rewritten so the first three photos and the first sentence close the booking — and re-cut when review pace shifts.

Channel distribution

Airbnb, Vrbo, Booking, Expedia, and a direct-booking stack where it pencils. Channel weighting shifts weekly against net ADR and the cost of acquisition on each platform.
